WHO OWNS WILLOW PARK BURNHOUSE?
The park has been owned by the JAMES family since 2013, and is currently managed by owners mr and mrs james. The owners are involved in the day to day running and development of the park, and are always available to deal with any queries.
WHAT AM I PURCHASING?
You are purchasing a new residential park home which is fully furnished to your own bespoke specification, including such items as floor coverings, curtains/blinds, fridge, freezer, oven, hob, washing machine, lounge & dining furniture, beds, wardrobes, fully fitted bathrooms etc, etc. Not included are removable goods such as crockery, saucepans, free standing lights, towels etc. All of these items can be seen in our show home which is on display at the park. The show home has been designed to give you an idea of what we can provide for you. The majority of customers who purchase park homes will have their own requirements ranging from the number and size of bedrooms, open plan or separate dining space, en-suite bathrooms, studies, utility rooms, colour schemes etc. We can help you to design your dream home to suit your chosen plot on the park, and we can also arrange for you to visit the manufacturers to get your ideas down on paper and follow the whole manufacturing process through to delivery and handover of your new home at the park.
HOW ARE THE PARK HOMES CONSTRUCTED?
The homes are factory built in two halves and are of a timber framed construction. They are fully insulated (walls, floors and roof space), with internal plasterboard / plywood walls and are finished externally with a resin based render system. All homes are built on steel chassis and are finished with a steel sheet profile roofing system, all constructed to British Standard 3632. All exterior products are maintenance free and therefore only require washing down as and when required, including the external rendered finish which only requires further re painting approximately every 3 years in accordance with the manufactures instructions
DO THE HOMES COME WITH ANY WARRANTY?
The steel sheet profile roofing system comes with a 40 year manufacturer’s warranty, the exterior render is guaranteed for 25 years, windows and door frames have a 10 year warranty with the sealed units being covered for 5 years, boilers have a 2 year warranty, and all other white goods / domestic appliances carry standard manufacturers 12 month guarantees. In addition to this, all new park homes manufactured by Prestige Park and Leisure Homes come with a “Platinum Seal” insurance backed 10 year structural warranty – further details are available on request.
WHAT SIZE ARE THE HOMES?
The maximum size of home that we can accommodate at willow park burnhouse is 50ft long x 20ft wide.

HOW LONG DO THE HOMES LAST?
There are currently park homes which were built in the 1960’s that are still providing comfortable and secure living accommodation. With the availability of modern day products and improved manufacturing processes, homes are built to last anywhere between 50 and 70 years depending on how well they have been looked after.
WHERE DO I BUY THE HOME FROM?
The purchase of your new dream home is all arranged through the park owners, who will make the necessary arrangements for the design and build to be carried out by an approved manufacturer.
CAN I LIVE IN MY PARK HOME ALL YEAR ROUND?
Yes, Willow Park Burnhouse, is a fully residential park with all of the necessary planning consents in place. This means that your park home is your main residence and there are no restrictions on the occupancy period throughout any calendar year. You will own the home in perpetuity. The only restriction about living on the park is that all residents must be over 45 years old – the park has been designed exclusively to suit retired or semi retired people.
CAN I RENT OUT MY PROPERTY?
No, at willow park burnhouse, we do not allow our residents to sublet or part possession with the whole or part of the park home or pitch. Our aim is to ensure that we have like minded residents on our park at all times for the benefit of everyone.
APART FROM THE PURCHASE PRICE, WHAT OTHER CHARGES ARE PAYABLE?
Prices for the sited homes will vary depending on the size and specification of each home – please see our current list of availability. Annual “site fees” or “ground rents” as they are known. are payable monthly which are £128.68 , along with electricity, water, gas and sewerage charges. Council tax is also payable and is currently rated at Band A
DO I HAVE TO INSURE MY PARK HOME?
Yes, you are responsible for insuring your home and its contents in just the same way as you would a traditional property built of bricks and mortar – we are happy to recommend a number of insurance companies who specialise in insuring park and holiday home properties.
ARE THERE ANY PARK RULES?
Yes, at willow park burnhouse we have a set of Park Rules which are for the benefit of all of our owners and are provided to ensure that everyone is aware of their responsibilities and can live peacefully and without confrontation – further details are available on request.
ARE WE ALLOWED PETS AT WILLOW PARK ?
We welcome small indoor domestic pets at Willow Park Burnhouse.
Pets are your responsibility and must be looked after at all times. You must clean up after them and ensure they are not a nuisance to other residents on the park.
CAN I GET HELP WITH FINANCE?
We can provide information on finance companies who will liaise with you directly to discuss your requirements.
WHO LOOKS AFTER THE GROUNDS?
We as the park owners are responsible for the maintenance and up keep of the grassed and planted areas, trees, hedges, roads, pathways, street lights and utilities up to the point of entry into the home. All work is carried out by competent and professional tradesmen.
WHAT HAPPENS IF I DECIDE I WANT TO SELL MY PARK HOME?
You can sell your park home at any time. Full details of the sales procedure are shown in the Written Statement Agreement, a copy of which can be provided on request. The assignment fee is payable as per the agreement, and we would also be happy to act as selling agents for you for an estate agency fee
I HAVE A HOME TO SELL, CAN YOU HELP WITH THAT?
Yes we can. We could buy your current home allowing you to purchase your new park home. If the value of your current home is greater than that of your park home, you will receive the difference as a cash payment. Talk to our team of finance experts and they will look at your personal circumstances and design a finance package that is right for you.
CAN OUR GRANDCHILDREN VISIT AND STAY?
Willow Park Burnhouse is specifically designed for communities of the over 45s and we do not permit children to reside on the park. We do, of course, understand that from time to time you may wish to have visitors who bring children with them or that your grandchildren might like to stay for a period of time. This is of course perfectly acceptable.
